Where to Shop – Option 1 – Online Rate Tables

There are a couple of routes you can go down. The first is to compare rates from multiple companies on rate tables located throughout the internet. There are a few big players in this space who provide the raw rate data for hundreds of web sites which, in turn, display interest rates, APRs, and closing costs to the viewing public. Probably the largest company in this space is Bankrate.com followed by QuinStreet and Informa Research. I have had positive experiences working with each of these companies and I believe that they do have the best interests of consumers in mind. The biggest advantage of shopping with rate tables is that you can compare rates from multiple lenders, brokers, and banks without having to speak with a handful of providers. The downside is that your loan scenario must perfectly align with the publishers’ posting guidelines in order for you to qualify for the advertised rate. This can lead to some feelings of distrust from the public as the publishers’ disclosures can be tricky to find. Lenders and brokers are also left with the unenviable position of having to explain why borrowers are unable to qualify for the rates that they see. In today’s marketplace, lenders have rate adjustments for a large number of variables such as credit scores, loan-to-value, types of properties, and more. Borrowers who are shopping on rate tables should spend a few extra minutes trying to find the publishers’ posting guidelines so that they can get a better idea of whether or not they may qualify for the posted rates. If you are misquoted and believe that the mortgage company is pulling a “bait and switch” maneuver, you should reach out to the web site owner and the rate table publisher with your argument.  Most of the publishers will penalize the mortgage company involved if they did not honor a rate and it falls within the publishers’ parameters. From my experience, you should use rate tables as a guide but you are still going to need to contact a few of the most competitive companies for a customized quote before selecting a provider.

Where to Shop – Option 2 – Lead Aggregators

Another popular choice is submitting a request through a lead aggregator. Companies such as LendingTree, LowerMyBills, and SecureRights are large aggregators who collect consumers’ requests through their online forms and then sell that data to a number of mortgage companies who then contact users with offers. Today, many mortgage lenders and brokers use automated pricing engines which will quote a rate, APR, and closing costs within seconds. Then, your phone begins to ring. And ring. And ring. Many mortgage shoppers will attest to completing one lead form and then being inundated with phone calls from multiple companies from the second they clicked submit. From the mortgage companies perspective, they understand that the first person who speaks with the client usually has the best shot at earning the business. They also know that leads can be very expensive (i.e. -0 for refinance leads) and they are not going to give up easily. If you want calls to stop, your best bet may be to answer the phone and tell them that you are no longer interested. You may also want to stick with some of the better known lead aggregator sites as they usually only sell your information to 1-5 companies.

Consumers may also be surprised to find out that once their credit is pulled, the various credit reporting agencies can then sell that trigger data to other mortgage companies who may contact you. And, don’t be shocked if the mortgage company who holds your existing mortgage comes out of the woodwork with a pitch to refinance your mortgage (they may also be buying that data).  No matter which route you decide to go down, do not have your credit score pulled too many times. While credit agencies may suggest that your credit score may not negatively be impacted if the inquiries are lumped closely together, you may want to play it on the safe side. Once your score is pulled once, just ask for your score and let the other  quoting lenders and/or brokers know your scores for their quote. Yes, they will need to pull their own report if you elect their services . But, they do not need their own copy to simply quote you a rate and closing costs. Once you decide on a provider, be sure to ask for a written confirmation that your rate is indeed locked for a designated period of time. Do not fall victim to being told two weeks later that your rate was not locked and that rates are now higher. Whether you are going directly to the source or are using your knowledge to negotiate a more competitive offer from your local lender, broker, or credit union, there is little doubt that comparison shopping online can save you money. In April 2009 I returned to Turkey for another cheap holiday in Antalya staying at the Four Seasons apartment complex situated in Ilica a thriving and rapidly developing village within walking distance of the hotel resort of Kumkoy near the Historical town of Side on the Turkish Mediterranean currently served by Antalya airport -  probably the largest airport in Southern Turkey. There have been rumours of the forthcoming opening of the new Gazipasa airport near Alanya and its suitability for flights to Antalya region but at the time of writing this is still not operational.

 Starting out on my daytrip at around 9.00am I walked about half a mile or so down the hill where the beautiful Ilica archway (illuminated at night) stands adjacent to the main Alanya to Antalya highway. There is a pleasant café and shop just to the right of the arch where you can await the arrival or indeed flag down one of the frequent coaches to Antalya Otogar (Bus Station). The cost at the time of writing is only 8 lira each way and soon after you have joined the coach you will be given a carton of cool drinking water – this is very welcome!!

Everything was going fine, I had charged up my digital camera the night before and the adrenalin was pumping at the thought of the day ahead in a foreign city where the majority of people do not understand English and where I certainly do not understand Turkish.

Then calamity, just as the coach had passed the airport I started to feel the need to use the boy’s room! After a few minutes I decided to alert the coach attendant and he arranged to drop me at a nearby Petrol Station to allow nature to take its course. I rushed back to the highway and soon realised that my journey had now ended prematurely with probably little chance of reaching the Otogar let alone Mt Tahtali!

In these crises your instinct takes over and after crossing a few busy roads and asking people the directions of buses, I met a Turkish lady in her thirties wearing sunglasses and with the appearance of belonging to the Turkish Secret Service. I am sure this was my delusion and she beckoned me (No English) to wait with her for a bus towards Kemer.

At this point with the Sun beating down I knew that it could be a very lucky day as this diversion of nature would avoid the process of reaching the Otogar and probably save me time on my way to Kemer and Mt Tahtali.

Once on the bus the lady in question insisted on paying the driver and would not take the money from me, this surprised me very much and I later enquired of another passenger why this was – apparently the fare was about 1 lira and she did not want the money. This is typical of some of the kind hearted turkish people, however don’t be fooled in to believing that they are all like that as you will find when negotiating in Manavgat market for example.

After about 30 minutes the bus stopped at a coach lay by opposite the large hotel called “Hillside” where you need to change to the Kemer express bus. I noticed that this hotel is adjacent to the famous Antalya aqualand and dolphin land but I did not have time to explore these two entertainment complexes. The extremely large Migros indoor shopping centre is also close by and upon my return in early evening I had a chance to browse the shops there.

To reach the beautiful resort of Kemer situated south west of Antalya about 40 km from the city took a further thirty minutes. Kemer has some charming shops and a beautiful square (Ataturk Sq) where there are some excellent eateries. There is also a marina and another dolphin centre but time was pressing on and prevented me from exploring further.

Bought a few snacks at one of the cafes and sat in the sun near a pleasant strong looking gentleman who it transpired was called Sam and was from Moscow and obviously well heeled. There are many Russian holidaymakers in this part of Turkey and as Sam explained the prices of flights from Russia are very cheap.

Got talking briefly to an English couple from the North and then realised that my 14.00 coach to Mount Tahtali base station had not appeared. This was calamity number 2. After returning to the agent’s office in Ataturk square – which appropriately is called Mt Tahtali 2365 metres , and being gently chided by the office manager for missing the bus, I discovered that it is a red and white mini bus and very fortunately for me the driver agreed to turn around and go back to collect me.

Going towards the base station and once you turn off the main highway the road is incredibly tortuous and bends incessantly as you feel your ears start to pop from the altitude. The base station is a very busy area and each cable car holds up to 80 people.

The ascent to the summit lasts about ten minutes and it is recognised as the longest cable car route in Europe.

Once you have reached the summit and in April you will see significant quantities of snow, clouds and more importantly some of the most spectacular views in the world. This is because the mountain is so near to the coastline and you literally look down on a vista that would have you believe you were aloft in a Boeing 757. I am told that on a clear day you can see all the way from Finike to Side but on this particular day there was some mist and cloud, however I have tried to capture some of the visual delights on camera and have added them to the website. In the large summit building you can dine from a comprehensive menu or shop in the gift shop and when I was there an archway of snow and ice had been constructed affording excellent tourist photo opportunities. Verdict a superb day trip and probably cheaper by rental car but be careful on the roads.

The gift shop that you spent countless hours setting up is your pride and joy.  You worked hard for it and now you expect it to work just as hard for you.  We all know that it doesn’t come easy, but with a little prodding, you can help it along.  When customers enter your door, they are not looking for something that they can buy at home or even buy on the internet.  They are not looking for some small trinket that will probably never make it home.  What they want is something, anything which will remind them of the keepsake memories of their vacation.  It is really that simple.  You can do it for them and they will love you for it.
